The price plays a strong role in how you are going to choose, so make sure the facilities a community of this nature is expected to provide, are in fact available in your choice of complex.

Reducing the risk of crime or anti-social behaviour behind the monitored gates of a shared complex is definitely a big plus. People entering are vetted for authenticity and reasons for being there, and often their driver's licences or licence plates are photographed for reference. You can go away on vacation for a month and not have to worry about your house being broken into or your car being stolen. Gated communities usually employ 24-hour security guards, who not only control access but also patrol perimeters and fences. Speed bumps are often used to control driving speed, providing a safer and more family-friendly environment. Always check out the safety claims, chat to the neighbours and find out about crime levels, fire protection, and the quality of the security levels provided. 

Facilities

Depending on the complex, many gated communities have useful facilities built into the area for the private use of residents. Golf course, cycling trails, laundromats, swimming pools, tennis courts, recreation centres, convenience shops, a medical care centre, play parks for children, ample parking space for visitors, etc.

There may be higher levies precisely because of this policy, but it is worth the extra to keep the grounds and the appearance of the complex well maintained, not to mention the advanced security measures and lifestyle benefits.

If you purchase sectional title within a gated community, you become part of the body corporate, which consists of all the property owners within the community. The body corporate is responsible for administration and maintenance of the communal elements of the property, which may include security, gardens and swimming pools. This alleviates some of the burdens of homeownership because it means that the community as a whole contributes and works together to manage the upkeep concerns.

Rules and regulations

Collaborative ownership means that you will have to abide by majority decisions. Make sure before you buy that you are aware of the rules and regulations, and that you are ready and amenable to comply, including taking note of whether the community is pet-friendly or child-friendly, and what the policy is on noise levels.
