Bloubergstrand: Offering Buyers the Best of Both Worlds

Possibly one of the most famous views of Table Mountain (which also happens to be one of the seven natural wonders of the world) can be seen from Bloubergstrand.

A mere thirty-minute drive from Cape Town (traffic permitting), Bloubergstrand has a very different feel to it: the atmosphere can be likened to that of a small village with access to an incredible stretch of beach, shopfronts, restaurants and the like.

The area has long been popular with kite surfers and, with escalating property prices in Cape Town itself, is increasingly in demand with home owners who work in town, but are looking to invest in more affordable properties.

Reasons to invest in property in Blouberg

Petra van Asch, Owner of Leapfrog Property Group Bloubergstrand shares that; “Blouberg is an area which is growing rapidly with a lot of development and expansion. It offers a mix of high rise buildings, sea front apartments, townhouses and free standing residential homes which makes it appealing to a wide market. The area attracts a lot of investors as it’s far more affordable than the Atlantic Sea Board”.

Van Asch, who is well-known to the residents of the nearby Melkbosstrand area (having worked there as a highly successful agent over the past ten years), says that suburbs like Sunningdale and Parklands North are especially in high demand – specifically in security estates like Augusta Place, West Wood Village and Oakhill Estate.

“Beachfront apartments are in demand for both buy-to-live and buy-to-let investors as well as the more economically priced properties priced in the Parklands area,” says van Asch, “We’ve also found that rental properties in these areas are very popular.”

According to data from Lightstone Property Analysts, freehold properties sell for an average asking price of R4.4 million, while sectional title properties are going for about R1.5 million (significantly lower than similar apartments on the Atlantic Seaboard).

“We’re finding that families are looking for a home with three to four bedrooms, nearby schools (there are a number of good schooling options available, including the Blouberg International School),” shares van Asch. She also mentions that families relocating from Johannesburg put a premium on security – which is a contributing factor to the popularity of freehold properties in estates.
